Resumo: The renovation of the accommodation offer in coastal consolidated tourist areas in the Canary Islands, a major european tourist destinations, has become a structural strategy of regional planning policy. For this we have generalized two types of operations in connection with the renovation of outdated tourist accommodation establishments: the remodeling and replacement edification in the same or different location as the original. In this paper we focus on the analysis of the latter, whose importance lies, among other things, that not only allows the transfer of all or part of the tourist accommodation capacity to areas unconsolidated or less congested, but also capable of generating land being assigned to public spaces as well as a reduction in building density. However, so far has not run a single replacement project, so it is important to expose some of the most important reasons behind this significant failure.
